What does on-site management mean?

Simply stated, on-site management means there is an employee of the storage company at the storage facility 24/7, 365.  Usually, this entails an employee/manager living on-site in some sort of apartment attached to the office or a separate living unit on the grounds.

Why is the human factor so important at storage places?

There is no better secure self storage than those which offer on-site management.  The human factor is still the best deterrent to theft, vandalism, or for simply weeding out undesirables.  Fences can be breeched.  Security systems, theoretically, can be bypassed.  But nothing can be done about an active management team which takes security seriously.

From a management perspective, this is a huge commitment. It not only means paying someone to spend off-hours at the self-storage facility, but it also means finding managers who are willing to be disturbed at strange hours and to withstand the occasional complaints/problems after hours.

Put another way, offering 24/7 access, and making the claim of secure self-storage, comes with a cost, and it is easy to understand why many storage places do not offer 24/7 access or on-site management. It is simply too much of a hassle for the storage company ownership.

Will it cost more?

The logical answer to this question is yes, the extra cost will be passed on to the customers and, quite frankly, it is logical and understandable that it is so.  Paying for a 24/7 staff is not cheap. It is a considerable expense and expenses must be absorbed by the prices paid by the public.

Having said that, the cost is absorbed by many customers, meaning the total cost is divided by the number of monthly customers, making the per customer additional cost very low.  To put it another way, let’s say that on-site management costs the owners an additional $200 per day in wages. Multiply that by a 20-day work month and you have an additional $4000 in wages/costs. That additional cost must be absorbed somehow, and that somehow will be through an increase in rental costs and an increase in storage products sold.

The good news for customers: it really is a very minimal increase in storage costs/prices, and that increase is acceptable when considering it means the very best in secure self-storage.
